These Terms of Referral and Assistance explain the role of Immoworld when a visitor uses the website immoworld.ma to view a real estate project, request information, schedule a visit, or receive support in their purchase project.

These conditions are intended for visitors, prospects, and individual or professional clients who contact Immoworld via the Website or through any other communication channel.

Article 1

Role of Immoworld

Immoworld acts as a commercial intermediary and real estate support platform.

Its role includes, in particular:

  • presenting real estate projects and properties;
  • collecting the visitor's search criteria;
  • proposing properties that match the provided criteria;
  • organizing physical or remote visits;
  • facilitating connections with developers, sellers, notaries, banks, or partners;
  • supporting the visitor in the commercial and administrative follow-up of their project.

Immoworld is not a notary, bank, lawyer, tax authority, technical expert, or public authority.

Article 2

No Sales, Reservations, or Payments on the Website

The Website does not allow the direct conclusion of a real estate sale, reservation, or payment.

Any purchase is subject to separate contractual documents with the developer, seller, notary, or any authorized party.

A request submitted via the Website creates neither an obligation for the visitor to purchase, nor an obligation for Immoworld, the developer, or the seller to sell or reserve.

Article 3

Information regarding projects, prices, surfaces, plans, availability, visuals, timelines, specifications, and payment conditions is provided for informational purposes only, unless otherwise confirmed in writing by an authorized party.

Only contractual documents signed by authorized parties shall be considered binding.

Article 4

Visits and Appointments

Visits and appointments are scheduled according to the availability of the visitor, Immoworld teams, developers, sellers, and the properties concerned.

The visitor agrees to provide accurate information and to notify Immoworld in case of delay, cancellation, or any change to their request.

Article 5

Visitor Support

Immoworld may assist the visitor in understanding the commercial and administrative steps of a real estate acquisition.

This support does not replace legal, tax, technical, or financial checks that must be carried out with qualified professionals.

Before signing any agreement, the visitor is encouraged to verify in particular the title, permits, plans, surfaces, price, payment schedule, fees, guarantees, delivery conditions, and financing terms.
Article 6

Fees and No Visitor Commission

When the Website or Immoworld indicates a “0% commission” service for the visitor, it means that the visitor does not pay any commission to Immoworld for the relevant projects, unless otherwise stated before commitment.

Any remuneration received by Immoworld from a developer, seller, or partner is subject to separate commercial agreements concluded outside the Website.

These B2B agreements are not public general terms and conditions of sale intended for visitors. They may be governed by a partnership contract, a mandate, or a separate commercial agreement.

External costs remain the responsibility of the visitor unless otherwise agreed: notary fees, taxes, bank fees, insurance, administrative costs, translation, legalization, legal or tax advice, travel expenses, co-ownership fees, or any other costs related to the file.
